Which is why it needs to be part of the permits etc. Building inspectors don't sign it off without it.

Houses are like cars: the differences between 20k, 30k, 40, 50k etc cars are huge at the bottom end and then the differences between 100k and 150k are much lesser in degree.

If you have a $400k house, that is 100k land, 150k labor and 150k materials, 10% extra spend on materials is only 3.75% extra on the price of the house.

The difference between 400k and 415k is pretty much irrelevant on the financial level, but a 10% extra spend on materials can have a noticable difference.

Make it a condition of the permits and stop letting them build chitboxes.

Can you explain this to me? How is you admitting that you live with more constraints than the rest of us making us uncomfortable? Wouldn't that mean that you're more uncomfortable?

As a single guy, I don't want to take care of more than a big living room, bedroom, kitchen, bathroom, and maybe one other alcove.

And that's the beauty of the 1,000 so ft homes. Good enough for a single person yet room to grow. Works for a couple? Certainly. For a couple with a child? You bet. For a couple with two kids? Can definitely work.

They also make for superb rental homes if you feel the need to look at it as an investment.

I agree that it makes sense to spend the money, but here why most people don't see it that way. A house that's overbuilt will last three same as a house that was built to cost. Neither are going to fall down, sure the overbuilt house may save you $1000 a year in utilities, but most people's minds don't even work like that to think about those sort of things.

Older homes prior to the 90's were built with mature hardwood, today they're assembling frames with what is effectively balsa wood by comparison
