Those are pretty crazy numbers. But after you pay off the house is the 10k a year in property taxes going to be cheaper then whatever rent will be in that area? What's the money being used for/whats going on in that area? People like to whine about property taxes but the simple fact is, its one tax I don't necessarily mind because of where its going. Assuming your going to put down roots in a community, have a family, kids, etc. You want to live in a good area that puts said property tax to good use.
Your HOA fees go towards maintaining common areas & taking care of the small neighborhood issues that need to be. The organization in itself ensures you don't have a bunch of trashy people breaking the coven and doing crap that brings property values down.
IE: When I roll into my neighborhood entrance is landscaped. Common areas' are well maintained. All of the houses have manicured lawns, landscaping, etc. You don't have a bunch of **** piled up in drive-ways or on front lawns. You don't have broken down vehicles just chilling. You don't have foot tall grass. Etc.
Everyone in the neighborhood WANTS a nice looking/clean yard & neighborhood. Its quiet. It looks nice. And it attracts a class of people that wants to have nice things/wants to live in a good looking neighborhood. No litter or trash or any of that nonsense in the neighborhood. My neighborhood looks a lot more upscale/expensive then it is. A neighborhood with houses of comparable prices rarely will look as good.
As for property tax. What is it used for?

What property taxes mean ostensibly is that you don't own anything other than basic/small fry stuff like your TV, computer, etc. Your home belongs to the Government. Your car belongs to the Government. Fail to pay them for the "privilege" of staying the house you paid for, and suddenly they'll come "repossess" it, as if it were ever theirs in the 1st place. It doesn't matter whether it's $1, or $10,000. Your house is never really "your" house.

My own is close to that. So once my house is paid off lets just say I'll be paying $177.25 per month to live in my own home. On my own plot of land. In an upscale neighborhood. Lets assume I pay it off in 20 years. Do you honestly think you'll be paying less then $2000.00 per month for rent in 20 years? Your $2000.00 per month to my $177.25 per month. As it is after my 20% down payment my monthly escrow (Mortage, property tax, HOA, Home owners insurance) for buying this home cost about 50% of what renting an apartment of equal size/comparability would cost. If I went with a chitty apartment that's 2 bed one bath I'd be paying about the same thing I pay now.
If I were OP I've move out of that chithole with unreasonable taxes. Plenty of area's favor homeowners.

Also, at least in my experience here in SD, there aren't very many "common areas" in most neighborhoods. maybe like 1 out of every 9 or 10 neighborhoods will have a small park, or playground, or w/e. HOA's here are mostly concerned with making sure houses have good curb appeal.

10,000 sounds high . I know of people paying that much that have cabins at Windermere lake , and that was like 20 years ago though , and the cabin/house was no more than 1200 sq/ft.

Unaware of property taxes. Other than the usual bills (elec, water, internet, mortgage) we only have 'council rates' here in OZ. Is that what your property tax is? Each region is under a council and the rates vary. My house is worth around $460k and the 'Council Rates' are about $2,100 a year, council rates here go towards maintaining the 'council/region' you're in, it also includes rubbish removal.
The only other cost associated with property is if it's an investment property and you're up for 'capital gains' tax.
EDIT: Oh, only other thing was the 'Emergency Services Levy'. Which is about $120 a year.

Australia also has stamp duty, applied at the time a property is sold, by the purchaser to the Office of State Revenue. In addition to stamp duty there is also a Land Transfer Charge under the NSW State Revenue Legislation Amendment Bill 2010 (1 July 2010). 10k is a lot for property taxes, but for those of you saying all taxes=theft, do you drive on your town's/county's/states'/country's roads and highways? Do you use their street lights? Do you want firefighters to show up if your house is on fire? Do you want to police to show up if someone breaks into your house? Do you want clean water coming out of your faucet? Do you want your shyt to flush down the toilet and your garbage to be picked up twice a week? Do you want building regulations to make sure the store or restaurant you go into is safe? If you're not an immature child, the answer to all those questions is "yes", so pay your god damn taxes.
