In CALIFORNIA it only gets re-assessed when it's sold. Here in Texas, it's every year, although the taxable value increase is capped at 10%/year.

Good thing I paid mid-2010's prices on my house and have a locked in 2.75% interest rate mortgage that'll be paid off in about a decade, huh?
Home equity doesn't even really matter unless you plan to sell in the near future or are trying to get an good appraisal for a refi, which I don't. I am however getting tired of my property taxes and insurance going up just because these retards fukkkked up the housing market by doing chit like paying $400k - $500k+ dollars on new construction builds that would have ran them about $250k had they done it in 2018 instead of 2020/2021.

Dave Ramsey's point was over the long term, yes prices will go up. We are seeing a correction although I hope it corrects into the toilet. More wealth is made in recession, why do you think they are dumping? So much money was made in the housing crash.

As opposed to what? Paying rental prices that go up virtually every year instead of my mortgage that stays the same?
inb4 you fraud and say you just skip paying rent indefinitely and still manage to find new places willing to rent to you without a proper rental reference when you decide to excercise your "freedom to move anytime you want".
Also, get a new gif, ffs. And be sure to post proof of this loan-free house you buy in 2023 (without giving away personal details that misc detective clowns could use to out you, ofc).

even if you do it incorrectly, you should be able to stiff 50% of rent money every single year without a hiccup.

I'm eyeballing tampa, st petersburg FL...... Will buy 1 property mortgage free and one duplex to rent out. i'll post when the time comes.
was also looking at Hawaii. Made a thread a few days ago, but opted out due to the life pace there. seems to be very slow.

OP, if you were single this move would be neutral. Price rise or fall, you are impacted solely by price.
But you have a wife and possible kids in tow. Why would you have sold? smh
You are now on a lopsided bet.
Price fall, you just gain the price market value. Price rise, and you get priced out and your family suffers.
That is a lopsided bet. You are not priced in correctly for the risk.
Your upside is limited, but your downside is catastrophic (lose family).

Do not conform any longer to the pattern of this world, but be transformed by the renewing of your mind. Then you will be able to test and approve what God’s will is—his good, pleasing and perfect will.
And do this, understanding the present time. The hour has come for you to wake up from your slumber, because our salvation is nearer now than when we first believed. The night is nearly over; the day is almost here. So let us put aside the deeds of darkness and put on the armor of light.

I sold in Feb 2022 at the absolute peak of the market.
I netted 700K in that one transaction. NET.
I'm over a million liquid rn.
I can literally buy my old place back right now mortgage free. That is how far the market has tanked.
Now it's tanking even further. I am looking at 1 mortgage free property and a duplex that i will rent out when the market crashes even harder next year.
I don't know what kind of shenanigans you're on about.

I love seeing these real estate wannabees lose everything. They really thought the prices would keep going up. Delusional.

Man you copers are so delusional. It's not even crashing at all. You're hallucinating a crash that's not even happening. Prices are staying the same in some areas and slightly down in others, but the monthly payments are still going up everywhere due to rising interest rates
Trying to time the market always has been and always will be a fool's game

I doubt it. True that we’ve never come off of zero interest rate policy, but the bigger BB’s weren’t writing mortgages like they used to.
