In CALIFORNIA it only gets re-assessed when it's sold. Here in Texas, it's every year, although the taxable value increase is capped at 10%/year.

Good thing I paid mid-2010's prices on my house and have a locked in 2.75% interest rate mortgage that'll be paid off in about a decade, huh?

Home equity doesn't even really matter unless you plan to sell in the near future or are trying to get an good appraisal for a refi, which I don't. I am however getting tired of my property taxes and insurance going up just because these retards fukkkked up the housing market by doing chit like paying $400k - $500k+ dollars on new construction builds that would have ran them about $250k had they done it in 2018 instead of 2020/2021.

And here in SC it's reassessed every 5 years, with a max 3% per year.

I sold in Feb 2022 at the absolute peak of the market.


I netted 700K in that one transaction. NET.


I'm over a million liquid rn.



I can literally buy my old place back right now mortgage free. That is how far the market has tanked.


Now it's tanking even further. I am looking at 1 mortgage free property and a duplex that i will rent out when the market crashes even harder next year.

Bought my house end of 2019 for 365. Going by zillow estimates it was up to 460 last year now at 430.
Mortgage is paid off all that I pay is taxes which in cuckcounty Illinois are 9k a year lol
