I live in a small-ish town in NorCal (less than 100K). The house next to us was listed last week in the low 600's, they got 9 over ask offers in less than a week and accepted an offer at 31K over ask. No contingencies, no repairs.

I just sold a rental property in a little neighborhood of 60 or so houses. It was the highest list price in the history of the neighborhood. In 24 hours had a cash offer at ask and a financed offer at 5% over ask. In one day.

Bad news for rentcels: The new owner is renting it for $400 more per month.

If folks like you are masters at defaulting and having a terrible credit score see above. You do you, lol.

Idk bro, rentcels have historically always come out ahead of property owners, since the government can’t stop printing more land/property

Certain markets like this are still very strong. If you're in a lower tax location outside of a High Cost of Living city, values are still on fire right now.

Seems like the market corrected and is starting to bounce back

Even in Phoenix which is a notoriously volatile market lol

Lol everything I’m seeing right now indicates a strong decline in everything economically over the next couple months.

It will become real to your average pleb once the stock market tanks. Which is gradually coming to fruition now.

Any day now. Interest rates have more than doubled and it doesn't seem like chit has dropped at all...in fact, if anything, it seems like prices have just continued going right up.

Still going up here because there is nothing for sale. People not giving up their 3% mortgage rates.

I just bought a house because my situation was unique and I have 2 houses to sale. Sold the first one for a record price in the neighborhood, about to list a much bigger one and gonna try to do the same again lol.
